Modular versus Manufactured
What’s the difference between “Manufactured” and “Modular” homes?
  • A Manufactured home was commonly referred to as a “mobile” home and is built to a standard called the “FEDERAL CONSTRUCTION SAFETY STANDARDS ACT” (HUD/CODE). These homes generally are designed with a permanent “steel frame”, are considered movable, and carry a “title”. Manufactured homes must be complete with a heating system and water heater from the factory. Most manufacturers include a range, refrigerator and floor coverings in their base price. Manufactured homes are generally set on a cement floating slab ( “engineered” design or designed by the manufacturer) or on concrete piers that extend below the frost level. Manufactured homes can be set on a basement, but require a special “perimeter” frame system. A manufactured HUD home on a basement does not make it a “Modular” home.
  • A "Modular" home is built to the same code as a licensed, bonded contractor "site built" home, the International Residential Code (IRC).
  • The term “Modular” is used to identify the differing building techniques between manufactured and modular homes. “Modular” homes are built with the following features as part of their inherent code: 2"x10" floor joist 16" on center, double 2"x10" perimeter rim joist, 2"x6" exterior wall studs 16" on center, 2"x4" interior wall studs 16" on center, 2"x4" roof rafters with a 42 lb. snow load, 1/2" drywall through out the interior walls, 5/8" drywall on the ceiling, either copper or pex plumbing stubbed through the floor, low flow water closets, porcelain sinks, all white PVC for gray water stubbed through the floor,  flat ceiling standard, vaulted ceilings optional, pre-wired 200 amp service panel, and custom floor plans designed by you.
  • A “Modular” home must be set on a “frost free” foundation (crawl space with slab floor) or a basement. A modular home is a permanent set. This home becomes “Real Estate” once set on the foundation. Because of all the code mandates and its permanent set, the modular home will do very well at time of “re-sale”.

THINGS TO LOOK FOR TO IDENTIFY THE TWO TYPES OF HOMES.
  1. Steel frame: Manufactured HUD home.
  2. Title applicable: Manufactured HUD home.
  3. Attic access panel: IRC Modular home. An IRC modular must have this, HUD does not!
  4. 16" or larger eve overhang: IRC Modular home.
  5. “TOTAL” custom floor plans: IRC Modular home. The home buyer can design their own floor plan.
  6. Wood clad interior, aluminum clad exterior windows: IRC Modular home.
  7. All copper plumbing: IRC Modular (some factories are now running PEX to a central location).
